The second floor contains two spacious bedrooms, each with their own ensuite bathroom. The bedrooms are great for littles or light sleepers and are equipped with blackout curtains. The basement contains a sitting room with a cozy electric fireplace, the fourth bedroom, laundry room, and office space. The office space is equipped with an additional monitor and keyboard for convenience. Finally, in the expanded office space we have included a small wellness space with meditation and yoga amenities for you to unwind and unplug when needed. The property includes parking for 3 vehicles and a private yard that feels like an oasis in the middle of the bustle of downtown. The yard is fully fenced and contains a patio equipped with a large table and chairs for meals. With plenty of desk/counter space, this could also serve as a work area as the unit has fiber internet with speeds between 500-1000mbps. The living room boasts a large sleeper sofa with matching loveseat, both perfect for lounging and chatting with loved ones. The 55” TV is ready to go with all your favorite complimentary steaming services for movie nights in. Take a luxurious soak in the tub, and sleep soundly in the memory foam bed. The long walk around the lake is gorgeous and relaxing. There’s a stellar playground for kiddies, basketball court, and several cantilevered decks over the water with benches for enjoying the view. It’s a quick 10 minute zip over to Olde Town Arvada for downtown restaurants, bars, and shopping to enjoy, as well as just 20 minutes to Denver, Boulder, Golden, or Red Rocks. The walk-in closet has plenty of room to hang all your belongings.There are 2 additional bedrooms with comfy queen-size beds and a pack and play for the little ones.The 2 full baths have shampoo/conditioner, soap, and lots of other items you may have forgotten to pack. There is an additional closet between the 2 rooms that has additional bedding, towels, a blow dryer, and a first aid kit(hopefully you won't need it) for your use.Save money and cook at home in our fully equipped kitchen, complete with a stove, oven, microwave, and all the cookware and utensils you need to prepare your favorite meals. The Keurig coffee maker is stocked with coffee. In the cupboard you will find a variety of spices and the fridge has basic condiments for your use.The Colorful, artsy, fun backyard has an array of outdoor games and bikes for both adults and the kiddos to enjoy(Bikes are older, so please practice safety when using them). We are not responsible for any injuries incurred while using the bikes. We know how hard it is to travel with your furry friend because we have dogs, too. We welcome well-behaved, non-barking, potty-trained pups. There are two dog doors for both big/small dogs to use. The backyard is fenced in all the way around, unless your dog can jump a 6-foot fence there is no escape route that we are aware of. In the kitchen, you will find a water/food bowl so you don't have to worry about bringing your own. If your pet has a cozy bed they love please feel free to bring that with you. There is also turf grass and some shaded areas for them to stay cool on those hot sunny days in the summer. There is fake turf in the backyard please do not use any flammable materials near/in the grass. (Please do not smoke or ash in the turf). If you burn the grass or start a fire in the backyard you will be charged for the assessed damage.We strive to be respectful of our neighbors. If you are traveling with your pup please make sure they are not barking persistently in the backyard area. Please keep your pets off the furniture to avoid any damage. There are extra blankets at the property if needed to cover the furniture if you cannot keep them off.Please clean up after your pets in the yard. I have provided a bucket and pooper scooper to clean up the messes. A FINE of $100 will be charged if pet waste is found on the property. If cleaners report the presence of unapproved pets, guests will be FINED $250 and/or forfeiture of security deposit..Our cozy and well-appointed home is centrally located to great restaurants, shops, and attractions. The light rail train is just a few blocks away. Take the Gold Line to Union Station and enjoy downtown Denver. You can transfer here and take the light rail to Denver International Airport.We occasionally stay in the detached garage, which is a completely separate space with its own fenced yard.
