Parkway house is one block from the Spokane river, Riverside State Park, paved Centennial Trail, miles of mountain biking and hiking trails. 20 minute drive to downtown Spokane. Close to Bowl and Pitcher. This home features a fully fenced yard, 30' X 55' basketball / pickleball court, covered porch, updated kitchen and updated bathrooms. There are four bedrooms - three have king sized beds and one has a queen. Unique decor, handmade sliding barn doors, house plants and a stunning 6' dinning room table made out of an ancient cedar stump. Dogs are welcome. Internet is provided. There is no cable TV - there are 4 tvs in the home. All are TCL Smart TV's. Netflix is included and FREE. Guests have full access to the two car garage. Welcome to our renovated 1902 historic farmhouse on the Little Spokane River, with nature views out every window and 200’ of river access to enjoy. Come for peace and quiet amongst the wildlife or to visit area attractions such as Mt Spokane or Greenbluff. We are just 5 minutes from grocery stores, movies and more and also within 2 miles of 3 different parks, an aquatic facility and access to walking and hiking trails right out the front door. Our hot tub is clean, warm and ready for you!The farmhouse and approximately 1.5 acres of land are dedicated spaces for guests to enjoy exclusively, including a large grassy yard and gazebo with river views in the midst of park-like mature landscaping. Additionally, guests have access to 200 feet of river frontage via a short trail from the cottage. The river frontage is a semi-private area of the property that may occasionally be shared with the homeowners in the main house next door. The main house is separated from the guest cottage by about an acre of land and lots of foliage, making it totally private most of spring, summer and fall. We have built a privacy fence for winter. The Little Spokane River has an average depth of 4 feet and a gentle current. The river water is clear in the summer with a sandy/rocky bottom which makes it a great swimming hole. It can also be navigated with kayaks or paddle boards. It is cold but refreshing on a hot day. Please swim at your own risk and supervise children at all times. We recommend water shoes.Pine Cottage is nearly 120 years old, while it has been updated, please be aware that there are quirks that come with age such as uneven, creaky floors, steep stairs and radiators in each room. While we consider this charming and part of the experience of staying here, it should be noted.Owners live on site but we leave guests totally alone for a peaceful stay to themselves.HOUSE RULESOur rules are not meant to be restrictive or prevent a good time, however we’ve found that these few simple requests helps us maintain a level of cleanliness that all guests can enjoy, significantly reduces wear and tear on our home/furniture and prevents the need for extra charges to guests due to damages.-Please remove your shoes at the door.-Please keep all food in the kitchen/dining areas or outside.-Observe quiet hours from 10pm-7am, especially while outside.-Absolutely NO smoking indoors or anywhere on the 3 acre property.-No extra guests without prior consent from the host.-No events or parties. This is the one. That “heck yeah” house with the hot tub, theater room, fire pit, and serious vibe. Perfect for a couple’s escape, squad trip, or a weekend that hits different. Two living areas, wide-open layout, and cozy touches make it easy to relax, connect, and recharge. Sip cocktails, stream your favorites, or unwind under the stars. Book it before someone else does—seriously. There are about 7 stairs leading to the front of the house, 3 of which are at the sidewalk by the street and 4 more at the front door. You'll enter the front door of the home to the living room, which is seamless to the dining room and kitchen. The two bedrooms and bathroom are just off the living room, with queen beds and extra pillows and blankets in each bedroom. The kitchen is stocked with basic cooking spices, cookware, knives, silverware and dishes and cups for eating meals. Off the dining room, there is a staircase that leads downstairs. Once you get to the bottom of the stairs, you'll enter the expansive theater room. Here, you'll find a 75-inch HDTV and surround sound with streaming apps downloaded so you can watch your favorite shows. (We do not provide DVD's or cable at this time.) By the staircase, you'll find the bathroom and utility room. Past the sectional, you'll find the third bedroom with queen bed, more fluffy pillows and throw blankets and a walk-in closet. Back upstairs to the kitchen, you'll exit via the sliding door to a generously-sized covered porch leading to the hot tub. Please make sure all of your guests know the hot tub rules. Don't worry about putting pool chemicals into the pool. We have a service that takes care of that for us. Pets are allowed but are not allowed on any furniture. We do charge a $20 non-refundable pet fee per night for first pet. Additional pets are $15 per night. Pet fees are nonrefundable and will be requested through the resolution center after the reservation is confirmed and prior to your stay. Pet fees must be paid prior to check in or your door code will not function at the time of check in. We provide check in instructions, including the address, WiFi, door code, pertinent info about the home, and a link to our Welcome Book 48 hours prior to check in. Hot tub awning fell in a recent snow storm and damaged outdoor furniture. It was unable to be rebuilt due to building code, so the back deck and hot tub are not covered space. Outdoor table and chairs have been replaced, though. We apologize for the inconvenience. We do have recording devices on the outside of the home, front and back, for safety and security. These cameras do record video and sound, but we respect guest privacy so we only look at the cameras if an issue arises during or after your stay. The front camera is an overhead camera at the front door and faces the street. The back camera is on the house facing the alley. No cameras are mounted in, nor do they face/record any private, guest-only areas. We do have a home security system, but do not arm it (in the kitchen.) The code is not provided to guests and it is monitored, so if you arm it and then open a door, the police will respond. We do require guests to e-sign a vacation rental agreement for stays of any length prior to check in. We request guests fill out a check-in form so that we can best prepare for your stay. Complete terms regarding the guest screening can be provided by the property manager. You will receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions. While most reservations go through without a hitch, we understand that sometimes things happen. We want to offer our guests the best and most price-effective option for those incidents that we hope do not occur. We found that damage deposits can be costly, frustrating and we don't want to hold any of your hard-earned money 'just in case'. This fee is nonrefundable and should be added to your reservation at checkout. If it is not, we will contact you to process payment for this charge. This fee pays for protection through a third-party company and covers property damage that may occur during your stay.
