We also have 1 half bath and a laundry room located in our fully furnished basement. The kitchen also contains a microwave, air fryer, mixer, Ninja bullet, blender,coffee bar, cocktail shaker set, dinnerware, flatware, cooking and baking essentials along with a spice rack and olive oil.Our cozy living room is the perfect place to gather with your family and friends. It has a leather couch, loveseat and chair as well as a coffee table and two end tables. It is the ideal area you can hold conversations or you can sit and enjoy watching your favorite shows on our 65" TV.In each of the three rooms you will locate a chest of drawers, a 40" TV mounted on the wall as well as a roomy closet. Each bed, has both a mattress protector and pillow protectors located underneath the linens. We provide extra blankets and pillows which can be located in each of the bedroom closets.As you walk down a set of steps you will find yourself in our fully furnished and spacious basement. You may find yourself enjoying your favorite program on our 65" TV, relaxing on one of our three couches. The other area in the basement contains a wooden high top table (seats 6), games and exercising equipment. We have a variety of board games, 3in1 air hockey, pool table, ping pong table along with a large connect 4 board to chose for your entertainment.* Use of Exercise Equipment:All guests acknowledge fitness equipment is inherently dangerous and using it may cause physical and/or serious injury. The cottage is located on a 95-acre farm with forest hogs (May-Oct) and poultry. Enjoy city views, forest trails, fields, a pond (fishing ok, no swimming), gardens & a communal stone patio. The cottage is private with its own driveway, yet the property is shared with 2 other units. You may also see the 4 owners around the farm - come say hi!1 king, 1 queen, 1 pull-out sofaLinens, toiletries, kitchen supplies and other essentials provided.Located near Hallmark Stadium, Hamburg, East Aurora. Buffalo is an easy 25 min drive.The spaceThe entire house is completely yours for the booking. The cottage is equipt like any house, with a kitchen (fridge/freezer, oven/range, dishwasher), laundry, living room with wood burning stove, 2 bedrooms and a large bathroom. Please note, our electricity cannot accommodate a microwave. Central A/C for the summers and forced air heat for the winter. Two patios flank the house, which provide an outdoor eating area with city views in the back or a relaxing sitting area with field and pond views in the front. The cottage also features an outdoor fire pit.Guest accessFeel free to explore our 95-acre property, including gardens, pond and an access road through the forest. There is also a stone garden - perfect for outdoor dinners! We have chickens and others - Please be mindful of their electric fence and do not touch! Please be respectful of our other guest/tenant's privacy.Because we have 2 other units on our property, you may see other people, yet the cottage allows for much privacy due to its unique location on the farm and private driveway. Feel free to explore our property, including a visit to our animals and forest trails.Other things to notePlease note, high wind and/or snow storms do occasionally happen, especially in the colder months. These may cause power outages from time to time. Typically, power is restored in a few hours, as the power company prepares well for storms in the area. If power is not restored by nightfall, your night will be refunded.We are putting away funds in our piggy bank for a generator and apologize in advance if this does happen during your stay. Generally, power outages occur about 3-5 times per year and rarely overnight.We have a monthly pest contract, however, since we are on the farm we sometimes have unwanted guests.
