Cozy Colonial, Fun with Games in the Town of Berlin.

Stay just a few blocks from downtown and absorb the coastal scene, but from a small country town? Locals see the town as a perfect place, the ocean and beach are at their fingertips, but away from the traffic and the headaches of the resort city. Some are natives, born and raised, working on the boardwalk or at restaurants as kids, while off from school for the summer, year-after-year. A few, who found their passion in the service industry, are now living their best dreams. Thankfully, they chose Berlin as the location of their well thought out menu, or vision of a perfectly stocked boutique, or passion of concocting the perfect beverage. The Sunshine House places you perfectly between a few of these risk-takers, located between the downtown hub and the north side of town with the brewery less than 2 blocks away, with wood-fired brick-oven pizza and new distillery beyond.The quaint, colonial style home went through its own “revitalization” recently. I doubled the square footage to accommodate my two children, and finally, just finished a fourth bedroom. To that, adding 1.5 baths with all new (except where purposely left) finishes, fixtures, windows, appliances, electrical, plumbing, etc., most all modern amenities. Tile and hardwood, retained and refinished pine flooring, granite countertops, wood-burning stove, exposed ceilings are a few of the highlighted features. This home's quiet neighborhood is welcome whenever I return to the area. Guests will safely park off-street in the driveway, which can accommodate up to 3-4 vehicles. All outdoor areas, decks, seating, gas grill, etc. are for the exclusive use of Sunshine House Guests. Inside the home, you’ll find the laundry washer and dryer, adjacent full kitchen with appliances, big and small, and all the essentials to prepare meals. The open layout flows though the dining area, living room, and across the front of the home to the foosball table promote a little friendly competition. Welcome to your Ocean Pines getaway. Off street parking for 4 cars stacked, and street parking if needed. Enter the home through a beautiful covered front porch with a swing for two and lovely sitting area, love seat and two chairs with large ceiling fans, you'll feel like your sitting in your living room but outside.This sweet home has 3 bedrooms and two full baths, master bedroom with a king sized bed and on-suite bath. Bedroom 2 has a queen bed, and bedroom 3 has a Queen size bed. A fully stocked kitchen, perfect for preparing an evening meal, lunch for the beach or entertaining. With an eat in kitchen, or proper dining room there’s plenty of space for the whole family. Cozy living room with lots of seating, and working fireplace making this rental perfect all year round. All season sun room with sofa, chair and ottoman, high pub table for 4 and bar cabinet stocked with glasses. Dogie door in sun room, large enough for 100# dog which leads to fenced in back yard. Back yard has a large deck, sand pit area with fire pit, Weber gas Grill and plenty of outside seating. Enjoy a parking pass to Ocean Pines Beach Club 49th street (5 miles).Two car garage is locked for owner only. Whether you are looking for a little R&R or seeking some outdoor adventure, you can enjoy it all just minutes from our cozy, inviting and updated coastal cottage. Our home is located just 8 miles from Ocean City, 7 miles from Berlin (voted America’s Coolest Small Town) 13 miles to Assateague State Park and 2.6 miles to Ocean Downs Casino among many other attractions.Rental Lic # 4033We are so excited to share our newly remodeled home with you all! We have added three bedrooms and a bathroom to our cottage as well new floors throughout the first floor. LIVING AREARelax and unwind on our cozy sofas. In the winter or for cooler nights, turn on the gas fireplace for added comfort. Enjoy your favorite movies or shows on our 55” smart TV.Living Room has a pullout, full size sleeper bed. KITCHEN & DINING Spacious and bright kitchen makes cooking on vacation fun! Equipped with plenty of pots, pans, and kitchen tools for fresh and delicious meals. Additionally, there are plenty of toddler/kid appropriate plastic cups, plates, bowls and utensils.Center island aids in meal prep and also has two bar stools for added seating.Dining table is an 8’ long restored barn wood table with plenty of room for everyone! A perfect place for enjoying crabs with friends and family. Additionally the coffee station folds out into a table and we have short stools that make it a great spot for kids. BED & BATHThis home has a total of four bedrooms and 2.5 bathrooms. First Floor: There is one bedroom on the first floor with a comfortable queen mattress, tv and glider and ottoman. This bedroom has it's own full size bathroom with shower/tub combo and has large walk in closet as well as additional linen closet. The bathroom has plenty of hooks to hang up towels and swimsuits. This first floor suite is great for families who may want a little more privacy or quiet or simply for guests who enjoy first floor living to walking up and down stairs. The glider is great for moms with little ones and a pack and play (provided) fits comfortably in this space as well. Second Floor: There are three bedrooms and one bathroom on the second floor. All bedrooms are equally cozy and inviting. Bedroom #1: Queen size bed and rocking chair. Bedroom #2: Full size bunk bed along with twin trundle. Cozy reading nook with floor cushions.Bedroom #3: Queen size bed, twin bed, work space with desk and chair. The second floor has a full bathroom with beautiful rain head and hand held shower combo. Plenty of hooks as well for towels and swimsuits. Guests will find complimentary toiletries upon arrival.Linens, and bath towels are provided to our guests at no additional cost. Please bring your own beach towels. We apologize for any inconvenience but we simply do not have the capacity for them. There is an additional half bath on the first floor as well. OUTDOOR AREASThere is a screened in porch located off of the dining area. This is a lovely place to enjoy coffee in the morning or unwind in the evening. The porch has two chairs, loveseat and bistro table with two dining chairs.Additionally there is an outdoor table with umbrella and six chairs just outside of the screened porch. Front driveway is allowed to have up to (4) cars. If you want to enjoy the sand and surf of the Atlantic Ocean, Ocean City, MD is only 8 miles away. With our Ocean Pines Beach Club parking pass you can easily get to and from the beach. And if you prefer to avoid some of the summer crowds in Ocean City, you can enjoy great restaurants, go-carts, mini-golf, arcades, etc. all within 6 miles from our home. Frontier Town is a fun Western Theme and Water Park located 8 miles from our home. Assateague State Park is a must do to see the beautiful wild horses that inhabit the island. There are many wonderful and serene hiking trails as well that everyone can enjoy. Again, a pass to the state park is included with the home. Berlin has an incredible and charming small town vibe with a vibrant main street. There are lots of great shops, restaurants, coffee shops and more to explore and enjoy. I have included a list of some of the happenings in the area below. There is always so much to enjoy. We require a 3-night minimum. Check out is at 10AM and Check in is at 4PM. Property capacity is 10 guests. Please notify us ahead of time if any other guests will be visiting during your stay. Linens and towels are provided during your stay. You will find linens, blankets and pillows in the master bathroom linen closet for the sleeper sofa and pack and play. Dogs are not allowed at this property. Smoking is not allowed on the property, inside or outside. Sorry for the inconvenience. Please adjust the AC to your liking. Upon leaving please set to 78 degrees in the summer and 55 degrees in the winter. We currently have beach towels, four beach chairs, cooler and beach toys to use during your stay. This was a great location without being on the boardwalk, but close enough to everything. The staff was friendly, and the room was very nice and clean. Rooms have been renovated and new furniture and was very nice. The pool area needs a lot of updating. It’s faded, broken tiles on the pool, and they have a broken splash pad that has not worked for who knows how long. The free breakfast was adequate, however the area for guests to eat was very small and for some reason had an insane amount of flies all over which mad eating not great. Overall, I’d give this hotel a 6.5.
