This single family home is located in the highly sought after and amenity rich community of Historic Hyde Park Village. This two-story 3 bedroom home was just renovated from top to bottom and offers many of today's finest finishes. The expanded kitchen features stainless steel appliances, beautiful quartz counters and backsplash, large gas range/oven with pot filler, family size fridge, and an array of basic small appliances.The backyard has a new privacy vinyl fence, brick-pavered patio, artificial turf, and mature tropical palm trees to make this the perfect space for entertaining or relaxing!Take an early morning walk with water views along famed Bayshore Blvd, window shop in Hyde Park, enjoy the weekend art/farmers market, indulge in decadent Hyde Park restaurants, live a little with the lively bar life in SoHo, then come back and relax in our NEWLY renovated house.This single family home is in a high end neighborhood, walking distance to UT. There are very few short term rental houses this close to Hyde Park Village because it is highly coveted for homeownership, so rentals are rare. Make sure you confirm the location of the properties you are searching for! Many advertise they are in "hyde park", but it is likely an adjacent neighborhood, etc, and should not be confused with Hyde Park Village. Hyde Park Village is where the restaurants/bars/shopping are located, and this house is 2 blocks away from the action!BEDROOMS:Lots of natural light to enjoy in the master bedroom with a large bright ensuite bath, walk in closet and balcony. Second/middle bedroom has a QUEEN mattress and small corner desk.Third/front bedroom holds a KING mattress.Additionally, there is twin pull out sofa (sleeps 1), and a separate pull out ottoman bed in the living room (sleeps 1 more).The home is best suited for 6 people, but can fit up to 8 guests total if 2 are willing to sleep in the living room sofabed/ottoman bed. Sheets, towels, and blankets/comforters will be provided for up to the 6 guests for the 3 main bedrooms, and linens for the twin beds are in the hall closet. SUPPLIES:The unit is self catered. A starter supply of household cleaning and hygiene products will be available for use, usually sufficient enough for a 1 week stay. Guests are responsible for purchasing any additional supplies, and all food and beverages.In the bathroom, we provide shampoo, conditioner, body wash, a blow drier, and hair flat iron (along with towels, hand soap, and TP). The front load washer and dryer is available to you to do laundry, although obtaining laundry soap outside of the starter amount is guest's responsibility.The property does not have cable tv. However, there is ample wi-fi bandwidth so you can log into your netflix, Hulu, YoutubeTV, etc via the smart tvs. Tv's are located in each bedroom and in the living room.Note that we are NOT a scent free location, as we use a combination of laundry detergent, fabric softener, bleach, lysol, plug in air fresheners, etc, and we also regularly accept dogs. Our location is not well equipped for those with allergies.OUTDOORS:Outdoor lights are either motion sensor or on a set timer for nighttime light. Because artificial turf is made out of plastic, no fire or heat can be on the turf (so no fire pit, candles, tiki torches, etc). A BBQ grill is available on the side of the home away from the turf, and although we endeavor to have a filled propane tank for you, we do not guarantee propane availability etc.Guests are welcome to park in the driveway (2 car parking max). Additional street parking is available on a first come, first serve basis, but is not guaranteed.(Guest access)Guests have full and exclusive use of the house and the backyard.(Guest interaction)Please NO PARTIES or guests that are not delcared on the reservation as this is a residential neighborhood. As long as the host provided proper notice before entry, the guest cannot refuse to the let the tech enter the rental property. In emergencies, the host may enter the rental property without notice. Most maintenance is scheduled between stays but there may be times when our service providers are unable to do so.- Plumbing: The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask NOT to flush anything other than toilet paper. NO feminine hygiene products, NO paper towels, NO flushable wipes- these WILL clog the sewer system and cause a backup. If maintenance is called to the home to clear clogs or items from our drains, you may be financially responsible for any potential damage! We simply want to ensure you have a royal flush kind of stay. - Home Furnishings & Contents: Do not re-arrange indoor and outdoor furniture.- The condition of the home is documented with photos before and after each guest. Broken, damaged, or missing items may result in additional charges. We do understand accidents happen. In order for us to prepare for the next guests we need to know if something needs to be replaced or repaired. Please do not try and hide damages, chances are we will not charge if you are honest and the cost is minimal.- Cameras/Security Devices- All devices are exterior only front and back. No devices that see, hear, or record are located inside the home. Devices are not monitored but we do have cloud recording in the event of a reported incident, problem or complaint by a guest/neighbor. We do utilize Wynd Sentry Smoke/Noise detectors for 85DB+ and non cooking smoke odors. These do not record voices only monitor decibel and PM(Particle Matter) levels in the home.- LINEN SERVICE- All linens out to be laundered. When you arrive there may be a blue laundry bag on the porch. Please DO NOT bring it in. If for some reason it is there for longer than a day please let us know. The laundry for the next guest will be returned to the property within 48 hours. It will be placed in the black and yellow bin on the porch OR the garage(if applies), The laundry service will open the garage door & place the laundry inside. They will not enter the main part of the home in any way. Typically, they will be there only a minute or 2.- Excess Cleaning-If the house is damaged or dirty, in a condition beyond what a reasonable, courteous, guest, would leave the property in, an additional $250+ cleaning fee will be assessed. Stained linens (body fluids, food, drink etc. will be assessed case by case) Replacing linens after each guest is not a cost of doing business and is NOT part of your cleaning fee. We ask you do not eat or drink in beds to help prevent these types of stains.- Commercial Photography/Video filming: Strictly prohibited without written consent of the owner. A location fee as well as insurance declaration certificate and project outline are required.- Social Media /Influencers- ASK prior to booking to film content- Candles/Incense/Lighters: No open flames please!- Energy Conservation: Please do not leave open the doors as we try to be mindful of energy use. Mosquitos and other insects WILL also enter the house.- Children: Parents are responsible for the actions of their children both physically and for any damage they may cause via willful misconduct or intentional acts. Please also do not allow children to eat outside of the kitchen. - PET POLICY-Not all properties are pet friendly. Any violations for unauthorized pets may result in your reservation being cancelled without refund. ESA animals are considered pets. Service Animals please disclose. Pet friendly properties are advertised as such. We may make an exception at a non pet friendly property. Just ask. Pet fee will apply. We will send our pet policy upon booking.Misrepresentation of a Service Animal in Floirida is a misdemeanor 2nd degree.. Please refer to Fl Statue. This is the best hotel that I have stayed at in years. The staff and manager are very professional and accommodating. They go out of their way to help and treat you like family. They also have free networking hours around dinner time when free beverages and food are provided. Two kinds of near and two kinds of wine are served! Price for the hotel is reasonable as well. I did not have a chance to try breakfast but I can imagine it must be very good as well.
