We don't care what you smoke, just go outside to do it. We don't mess around with this, you will lose your deposit and incur damage fees for us having to have everything (curtains, furniture, etc) cleaned if you smoke anything in the house or if you smoke near doors or windows and the smoke smell gets in the house. It's a non-negotiable so please just go outdoors to smoke and away from the doors. It's Florida so being outside enjoying the sunshine or watching one of our amazing storms can be fun!Lastly: Everyone at our company (staff and owners) really loves helping people make great vacation memories. We are human and travel too, and we try to look for the good not the bad when vacationing. The point of telling you that is that this is an awesome unit and we work really hard on it, but things can and will happen. We don't know when the microwave will break (if it does we will replace it) or if a Florida palmetto bug will sneak in the house (we are located in Florida which is a jungle..the unit is treated for pests but sometimes they will sneak in and there is nothing we can do about it). Every unit is professionally cleaned prior to check-in but if our cleaners miss something just give us a call and we will send them right back out to fix it. If things like that would bother you, then we may not be the place for you. These are things that we have experienced as well at vacation rentals while travelling and we roll with the punches and have fun. We are not in this business to be a hotel, we have a fun place for guests to stay with friends and family that is fairly priced.. if you are uptight or looking for perfection we aren't the place for you. If you are ready for fun in the sun with friends and family, adorable decor and a management company that will respond if you do happen to have any issues...book away and get ready to vacay! We've been doing this awhile and are just over uptight people that look for reasons to complain when they should be enjoying their beach vacation. We can't wait to welcome fun and happy people to our beach town.Smoking in room will result in card on file being charged $250 de-smoke fee. Guest will maintain the premises in good order and appearance including keeping the premises free of trash and garbage. Reasonable wear and tear are the only exceptions to damage to the premises. Booking guest agrees to be the primary occupant of the dwelling during the entire period of the rental. Guest may not use the premise for commercial or event purposes. No commercial photography or filming is allowed on the property. Guests booking units that may allow small weddings or similar must notify Manager upon booking, pay additional fees and disclose all requested information to Manager. In the event a guest hosts an agreed up event but does not give accurate information as to the time of the event, number of guests or type of event, booking will be cancelled and guests immediately evicted. Any agreed upon event must be paid no less than 7 days prior to event. Manager has the right to deny any event request for any reason. Guests may not hang towels over outdoor railings, erect tents or banners or do anything else to make property look less appealing to neighbors. Guest agrees to lock all doors and windows when they are not at the property. Local and state regulations can be found on the local public health department website. OCCUPANTS. No more than the number of person(s) entered in the booking may occupy the Premises at any one time unless the prior written consent of the Manager is obtained. All guests over the age of 2 are counted towards the maximum. Any party falsely representing the number of people, or exceeding the maximum may be subject to immediate eviction without refund. All guests over the age of 15 will be required to provide a copy of a government issued ID. For properties that allow pets, pets are only allowed if approved by Manager. All pets must be disclosed to Manager within 24 hours of booking, or if booking is less than 24 hours from booking time then at the time of booking. Guest must pay any required pet fees no less than 7 days prior to reservation start. For bookings made within a week of reservation, fee must be paid same day as the reservation is made. Guests shall adhere to noise policy and shall interact kindly with neighbors. Guest will treat property with the same care as if the property was their home and will not hinder normal traffic patterns in the area. Extra large balcony overlooks the pool, the Atlantic Ocean, the Inlet where boats come in/out of intercostal, and 190 acre beautiful mangrove/sea grass/dunes park with 2 miles of elevated walking paths right outside the door. New patio furniture to enjoy the view. 2 pools to choose from. Beautiful club house with fitness center.Recent Updates: 4 new appliances, new lighting fixtures, all new faucets, tray ceiling with can lights in kitchen and newly installed lights over the bar, fully repainted, new patio furniture. It offers a spectacular sweeping view across Ponce Inlet, from the Atlantic white beaches to the Intercoastal Waterway with a view of the Ponce Lighthouse in the distance.The pristine Smyrna Dunes Park lies in front, with boardwalks and beach paths and native Florida foliage.With a bright, airy open floor plan, the living room & dining area, with 3 tall windows, open on to two separate porches, one facing east & the ocean, and the other facing west & the river. The rooms are full of light and color from the sea and the river. There are curtains and blinds on windows, but because this unit faces only the inlet, there is complete privacy.The unit consists of a large master bedroom, spa bathroom, and walk-in closet. This bedroom opens on to a private porch with stunning views of the ocean. There is a medium sized guestroom and full bath with tub and shower. Both bedrooms have plush pillow top beds and top quality linens and towels.A library/office with two desks is located right off the entry way. Wifi is included with the rental.The living room contains a large, comfortable, sectional couch and leather recliner. There is a 65" frame TV on the living room wall and another TV in the guest room. The dining area consists of a large mango wood trestle table with seating for 10.
