A few additional details to note: ★ NO LOUD PARTIES/EVENTS ★ We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits. We definitely want you to have a great time and enjoy the property - but understand that our neighbors did NOT invite you to their house - please be aware of this and considerate of their proximity when enjoying the property. This is our family home, and we want you to have a really good time here and enjoy yourself. However if your intentions are late night drinking and partying we do not think this is a good fit and we rather prefer that you do not book our home. We are required by the City of Henderson to have noise detection devices installed to protect us both from violations. ★ NO SMOKING ★ Please refrain from smoking on the premises! This includes outside at the property as well - again, our neighbors should not be subjected to your second hand smoke either. If you are a smoker - we respect that, but kindly choose a different property. Any smoking evidence will result in significant odor removal and furniture cleaning fees. ★ POOL TEMPERATURE ★ The pool does not have a heater and thus becomes quite cold with the outdoor temperature in winter! The pool is maintained year round and guests do choose to partake - but, please be aware it's really more of a seasonal pool! ★ NO PETS ALLOWED ★ We love those little (and not so little) furry bundles of joy - but, there are family members with allergies so we do not allow them. ★ FIREPLACE / FIRE-PIT ★ If you are interested in using the fireplace or fire-pit - please let us know in advance and we can share with you our rules / deposit information. Obviously, this option is only available in the winter months. Thank you. Music must not be heard beyond the property lines 24/7. Violations are subject to eviction and a $500 City fine. Quiet hours during the week are from 10pm to 7am and on the weekend from 10pm to 10am. The Maximum Number of Occupants allowed by the City of Henderson is 10. Any additional occupant constitutes a violation of this rent agreement and can result with violations with the city, fines, and potential eviction. TRASH DISPOSAL: The trash bins are located on the right side of the house. Trash service is on Thursdays - and we ask that guest present on Wednesdays - please roll the trash bins out to the curb. Guest present on Thursdays, we kindly ask that you roll the bins back to the right side of the house. PARKING: Parking is provided on site 6+ cars. There is ample room in the front of the house also for an RV as well as boats. You may park on the gravel, but please be very careful not to damage the landscaping elements. We do allow parking in our garage, but there is no remote. Please do NOT park on the street. THERMOSTAT: Winter Rules - home should not be heated above 76 degrees F Summer Rules - home should not be cooled below 66 degrees F ADDITIONAL FEES: If there is property damage, missing items, trash left behind, dishes not cleaned and/or put away, house is left excessively dirty - you are likely to be charged additional fees. Additionally, if our cameras show any sign of or our cleaners find any signs that pets were brought onto the premises you will be charged a $500 fee. Lastly, if there are any signs of smoking on the premises a $500 fee will be charged. Cleaning Fee: You are paying a cleaning fee with your booking. This fee includes the normal house cleaning (e.g. wash sheets and towels, clean bathrooms & kitchen, mop and vacuum floor) to make the home look exactly the way you found it when you arrived. The cleaners will notify us if you left our home excessively dirty and if there is additional cost that is not covered by the original cleaning fee. SECURITY / ALARM INFORMATION: The Property has a RING door bell and security cameras. This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury, guests sneaking in
