Nice rooms - clean and high quality. We felt very well provided for. Parking easy on the street. Great position close to bus routes - ideal for popping into the city centre with loads of buses. Local restaurants and bars for socialising and eating in the evening.

I called Easter Sunday from the train, I was in Brighton to see a live performance. Greeted on the phone by a very nice receptionist, there was plenty of availibility. Solo, single room with a bayh, I really WA Ted a double but very overpriced so I settled for the single. Advised a 29 min walk from Brighton Station, 35 min with a small case. Arrived to a tired looking b&b no sign of 5 stars or rosettes or whatever the advertised status of this abode was. Stale cigarettes in a bucket and a stench of times gone by, lock front door, always appealing. Greeted by a lovely helpless receptionist, room booked, carried case to fourth floor to a cupboard of a room, it did have a bath. The carpet had 70's vibes, the walls were marked and the place very tired. U can't order a thing not even a bottle of water. I left for a travel lodge. Overpriced, dull, in need of a refurb.

Second time this year staying at this fabulous place ....the staff are more than helpful (especially storing our bikes that we rode to get there). Rooms are spotless and lots of little amenities to use. Breakfast is the best part - cooked to order followed by a lovely sit in the garden with a coffee and paper...thank you, we will be back soon !

A lovely, welcoming Hotel in Hove ... Beautiful room with everything necessary for a comfortable stay...bed wonderful , coffee and tea ,water ... Lovely bathroom ... Excellent Breakfast, attentive and helpful staff ... Near good Restaurants , within walking distance .... all round immensely enjoyable ...

My husband & I stayed here for one night last Thursday visiting family in Hove. The room & bathroom was spacious. Earplugs were supplied by management which I thought was strange. However, within 10 minutes of going to bed you needed the plugs to block out the noise from other guests & traffic noise. We had a disturbed nights sleep due to internal & external noise & I don't think the Guest House should be charging over £200 for one nights accommodation. We were looking forward to 'an award winning breakfast' which was a massive disappointment. We waited 40 minutes for the 'full English' breakfast which arrived cold. We asked for 2 portions of toast which arrived in a toast rack with 3 quarters of toast for 2 people. We asked for more toast which arrived with 2 quarters of toast after we had finished our breakfast. It was so bad we were laughing. The staff did apologise several times for the delay to our breakfast but to serve it cold was appalling. Two other guests arrived for breakfast at 8.30 but as there was no table available for them they were sent back to their rooms & told to come back in 10 minutes. The service at breakfast was like Faulty Towers!

Excellent room and breakfast. Always a great little place to stay. This time the booking was for an overseas guest who thoroughly enjoyed himself. Though the booking was last minute it was a large double room with great en suite facilities.
