Friendly front desk and clean room. A bit outdated front lobby area. Our room needs a new mattress but overall worth the value. There are a lot of options in this part of Holbrook but this fit our budget and was clean.

This is an "old-style" hotel with outside entrance for each room. It has been kept up well and the bed was great.

It was a very nice, clean, and affordable place. I was only there for one night, but I can assure you that the staff were very nice, the hotel was clean, and as a bonus the pool was heated. I personally loved my stay.

Excellent location near the Petrified National Forest. A little worn around the edges, but the bed was comfortable, service friendly and the price was right.

This facility worked just fine for the one night we stayed in the area. It definitely did not have a lot of frills but it was clean and spacious for our family.

It was quiet and semi-comfy. Needs thicker blankets. We were chilled in the beds all night even using the heater.

It was a nice stay. The staff was friendly. The hot tub was very relaxing after a long drive.

Clean, comfortable, and decent. Good place to get your rest and reset. Continental breakfast was subpar. I mean, I don’t expect a full ****** style breakfast buffet, but something more than bad coffee & 2 pieces on my plate. At least McDonalds wasn’t that far, so there’s that.

This is 2024. The property needs to be ADA compliant to include better conditions for those with disabilities to get up and down flights of stairs. Install an elevator.

We stayed three nights and the location of the hotel was perfect for the areas we were going to explore. We felt the price was good for our stay. Our room was comfortable, but the lighting was very dim and they had no information about local restaurants tourist sites and there wasn’t even any glasses in the room to drink water. I was surprised that this Howard Johnson’s by Wyndham was like this, because the one that we stayed in at Niagara Falls Canada was a very well-maintained property and we figured this one in Holbrook would’ve been the same way.

Clean, well appointed and spacious rooms, very hot water, professional staff. Breakfast is mediocre, and with no tea, only coffee, disappointing. Also the pool, which as a lap swimmer, was the attraction for me, is only open from 2 pm. No consideration for those who choose to exercise in the morning.

Very clean . Rooms had been updated. Could use a boost in the breakfast- yogurt or boiled eggs - some kind of protein.

Warm not hot shower. Ice machine is inconveniently in the lobby. Stain on sheets, tiny towels. Very dusty microwave. Wouldn’t stay again.

Our room was clean except for a few wrappers behind the couch when we setup our playpen but otherwise the staff was amazing, the pool area was accessible and clean, the property was quiet and the breakfast was great.
