Beautifully decorated traditional bed and breakfast. 18th century doctor's house. Full of history and elegance. Sweeping spiral staircase with circular landing and bedrooms off there. Room three has comfortable double bed, large window to the front with lovely views, modern bathroom with shower, dressing table, drinking water, tea coffee facilities. Kate and Paul are warm friendly down to earth. Full of friendly local knowledge and advice and a warm welcome, very helpful and we enjoyed plenty of banter. These guys started in August 2024 and are building a fabulous business. Rooms spotless and comfortable with charm. Afternoon tea impeccable and I can only say was served up with genuine care, attention to detail and a real love for what they do. Delicious variety of sandwiches, home baked cheese scones by Kate, and locally made cakes. Even edible flowers in the fresh juice drinks! In conclusion, get it booked.

Stayed here for four nights as a base for visiting various places around the Lake District. The Ivy House is set in a Georgian house (and one-time doctor’s surgery), the stand-out architectural feature being a fabulous curved staircase. The property is near the centre of Hawkshead with plenty of good places to eat within easy walking distance. There is free parking available on site. I stayed in the smallest of the six guest rooms – well-appointed and very clean. It worked very well for me as a solo traveller; maybe a bit cosy for two people? An excellent breakfast cooked to order was served each morning (based on an order placed the previous evening). This is all run by the owners, Kate and Paul, who live on the premises, and who offer the best of a traditional b & b experience. Highly recommended.

The hospitality was second to none, Kate and her husband made us feel totally at home. I stopped there for 4 nights and would totally recommend this establishment. The best I have ever stopped in

Great stay at the Ivy guest house. Kate and Paul were very welcoming, nothing too much trouble. Rooms were very comfortable and clean. Good location for walks, and visiting other parts of the lakes. Breakfasts were very good, with lots of choice. Would certainly stay again. Thanks

We just returned home from a great two night stay at Ivy House in the picturesque village of Hawkshead. What a beautiful property, full of Georgian charm yet with every modern comfort. Kate and Paul are wonderful hosts and are both welcoming and friendly. Our twin room was very comfortable with a lovely stylish shower room ensuite. The parking was easy, adjoining the property, with a space for every guest room. The breakfast was hearty and delicious and the dining room was just beautiful. We ate at the nearby Queens both nights and the food was great. We had a really enjoyable stay and thoroughly recommend Ivy House. Thanks Kate and Paul, we will be back.

My boyfriend and I stayed here for one night during a trip around the Lake District. It was perfectly positioned close to Grizedale Forest where were had booked Go Ape for the following day. I found this place last minute on *********** and got it for a great price. Upon arrival, the owner Darren was very welcoming and friendly. He showed us to our room and where everything is and even some info about the local area. We took a stroll into the village for dinner and it was quite lively for a small village. We went to a pub The Sun, which didn't look much from the outside but inside was so cosy and welcoming with fab food! We had an early night then had a lovely breakfast in the morning which you get to pick and choose what you would like included which was great! Went for a walk on the public footpaths through the area and it was absolutely gorgeous!! Will attach any photos I can. All in all short but great stay here, would recommend to anyone!
