We stayed at Barony House on the first leg of our tour of Scotland. Our stay at Barony House was amazing, the House and rooms are so beautiful and lovingly maintained, and Paul and Susan are amazing hosts! From the amazing original features of the House, to the delicious from scratch breakfasts, you can tell Paul and Susan love what they do. Paul is extremely knowledgeable of Scottish history and will give you amazing recommendations for touring the area and restaurants. They made our time in Edinburgh so memorable, we will be back!

It's clear to see why Barony House is rated #1 in Edinburgh and it truly is a 5* experience. Paul and Susan's passion for what they do and the city they live in was clear from the moment we arrived! Paul's enthusiasm for what Edinburgh has to offer rubs off on you and after a warm welcome you feel ready to explore. We stayed for 3 nights and could have easily stayed longer. The Victorian architecture makes everything feel very spacious and the whole place was immaculately clean, the breakfasts were excellent, our room was very quiet and the bed was extremely comfortable. The attention to detail really showed during our stay and Barony is in a great location just outside the city centre. We really enjoyed our stay and will definitely be back!

Staying at Barony House was one of the highlights of our trip. Paul and Susan are excellent hosts! My twin sister and I booked with them for two days while visiting Edinburgh for our birthday. When we arrived they had left balloons waiting in our room, such a wonderful touch! Paul greeted us every morning for breakfast, we loved talking with him about his family, the history of the house, and their time here in Edinburgh. It felt as though we had made an instant friend. He gave us excellent recommendations and even gave us some ideas for our trip once we left Edinburgh. As two young women traveling alone, we felt incredibly safe staying at the Barony House, and I would absolutely stay there again!

A wonderful and special place! I have celiac, and I was delighted to find that they were very happy to accommodate my gluten-free needs. I had safe and delicious breakfasts each day—the full Scottish breakfast is superb—and I enjoyed lingering over my coffee and chatting with Paul and the other guests in the dining room. I stayed in the Servants Quarters, with access to the backyard, and it was peaceful and lovely, with beautiful furnishings. I am a single woman who stayed for 2 nights—part of a 2-week solo adventure—and I felt very safe and welcomed. I took the bus to get there, which was very easy even with a backpack and suitcase. There's an old pub nearby, the Bell Pub, where I had fun watching a football game one night (and where I ran into a couple fellow Barony guests I'd met at breakfast!). 100% recommended.

An ebullient welcome from Paul set the stage for a remarkable stay at Barony House. Every detail of this boutique hotel is exquisite — a welcome change from the cold, soulless lodging chains that have devoured the “ hospitality” industry. Good taste and high quality are evident at every turn. The breakfast room is without a doubt the loveliest setting for a morning repast we have ever experienced. Bravo, Paul and Susan!

Such a sweet hotel not far from the heart of the city; made all the lovelier by Paul and his wife who go out of their way to make sure all guests are not only well taken care of, but are treated as long lost friends. Paul is a character and we loved his stories and advice and where to go and what to see. Just a delightful fellow and great place to stay

We recently stayed at the Barony House Boutique Hotel in Edinburgh for two nights, which was a great start to our whisky tour of Scotland. The hotel's owner, Paul, was very welcoming and knowledgeable, making our stay very comfortable. His wife Susan also deserves a shout-out for her tireless work behind the scenes. They've truly thought of every detail in providing an authentic and enjoyable welcome to Edinburgh, and the hotel's location is great for getting around. The hotel itself is well-maintained with lovely amenities in each room, making our stay easy and relaxing. The breakfast at the hotel is superb (especially the full Scottish option) which really sets the tone for the day ahead. I want to add a special mention here for the daily fresh-baked bread, the real sleeper on the breakfast table - it was fantastic! Paul was helpful with parking and always available to promptly answer any questions we had before and during our stay, which made everything easier for us. This goes a long way to feeling welcomed. Overall, we had a great experience at the Barony House Boutique Hotel and will absolutely return on our next trip!

Our three night stay at Barony House in Edinburgh was a five-star experience in every possible way! Owners, Paul & Susan were incredibly welcoming ~ making us feel right at home from the moment we were greeted at the stately front door! Our room looked out on the backyard garden area and was very cozy and comfortable from the bed with the handcrafted headboard to the beautiful bathroom/shower combination. Paul was the perfect host helping us to get settled into our surroundings and Susan’s creative touches throughout the house were absolutely lovely. Her morning breakfasts were simply amazing and prepared to special order! She even packed us a little bag with yummy snacks for our early start on the day we headed north to Balmoral Castle. We cannot say enough wonderful things about our stay and the very difficult goodbye when it came time to head south to The Lakes District in northern England. Truly, we will forever cherish our wonderful memories while at Barony House with Paul and Susan!

My wife and I spent seven nights at Barony House, and it was the absolute best experience we have had with any hotel, boutique or otherwise. Paul and Susan are the perfect host and hostess, and their attention to detail is impressive. Our room was lovely, beautifully appointed, and we had a splendid view of a lush garden. Susan prepared breakfast every morning, including freshly baked bread, and it was difficult to choose among several delicious options. Paul went out of his way to make us feel welcome and provided excellent sightseeing tips. The location is perfect, too. If you are planning a trip to Edinburgh and considering a guest house, you simply cannot do better than this little gem of a hotel.
