Very nice place to stay thanks to David who made us feel welcome and all the staff who greeted us in a morning at breafast the rooms are old but very comfy and clean the staff are amazing and do every thing for you the Scottish breakfast was very nice has we had never had one before and would recommend this well done to all the staff

A charming place to stay, well located and run, with clean, comfortable rooms and a breakfast room looking onto the delightful front garden. The hosts were welcoming and went above and beyond to accommodate my needs. I appreciated the personal, considerate touch.

This guesthouse is a hidden treasure for travellers who want to experience Edinburgh at an affordable rate, and enjoy the charm of a classic Victorian building with beautiful period features. David and his team could not have been more gracious or welcoming, and were so attentive to our comfort during our stay. From advice on where to catch the bus into town to suggestions for a walk to the local harbour, they truly helped to make our stay a relaxing and enjoyable experience. They noted the reason for our visit (a concert at the castle) and were kind enough to show an interest in how it had gone the next day. The Scottish breakfast, with locally sourced ingredients, was absolutely delicious! The tea and toast just kept coming and we didn’t need to eat lunch on either of the two days we stayed. Room 5 has a wonderful bay window with a view onto the front garden, and is a really lovely place to sit with a cup of tea after a long day. The bus into the city centre only costs £5 for a day ticket or £2 for a single trip and takes about 15-20 minutes. It’s ideal if you want easy access in a quieter location, with a regular service every 15 minutes. We were truly sorry to have to leave and are now busy making plans to return :) Thank you David. You and your team are lovely people and a credit to the hotelier business.

Arriving late, David was completely accomodating with secure parking still available. This was a weekend away for my husband's birthday and we couldn't have picked a better place to stay. The room was typical of a period building and spotlessly clean, hot shower and excellent sound proofing. Plenty of tea and coffee making facilities and all the other amenties you would expect from a 5 star hotel. The service delivered by David and staff was second to none and they were always very attentive. The menu was only a guide and you could ask for anything, the full breakfast is a killer and needs a whole day walking around town to work it off. Why would anyone complain? Stay there and see for yourself. Thanks David for a wonderful stay!!

David was the most delightful host one could wish for. Too bad we didn't have more time to talk with him. The bed was ultra comfortable; the location was perfect for our itinerary; and the breakfast was delicious, although way more than a person could eat! I would stay here again if ever we return to Edinburgh.

An old-fashioned hotel, which has an olde worlde charm about it. Staff are friendly and helpful, and breakfast is very good, and cooked to order. My only problem was the bathroom in Room 5, which was designed for little people, which I am not. I had to stand sideways to brush my teeth, and had to scrape my back and front to get into the shower cubicle, which is the smallest I have ever experienced. Other than that, it was perfectly acceptable.
