THE WORST I have ever experienced in all my years of staying in hotels. Arrived late and used the self check in feature sent to me. To my horror when I checked into the room it had not been cleaned since the previous guests. No answer from any of the telephone numbers leaving me stranded in Brighton without a room. Booked alternative accommodation and called the following morning. Manager couldn’t seem to care less and put the phone down on me, says she has sent a refund but only time will tell. I would never book here if it was the last place on earth.

We absolutely loved our stay here and couldn’t have asked for more. John was a brilliant host - kind, welcoming, attentive and an all round nice person. We were really made to feel at home and taken care of. Perfect location and spotless throughout. Couldn’t recommend this place enough - will definitely be back! Thank you! Seb & Becky

So from the pictures this hotel and spa looks quite lovely. It’s amazing what a filter can do !! No staff on hand at all Room up 3 flights of stairs Key in key box on the door Carpet was filthy no protectors on mattress or pillows The duvet was like a biscuit Very small room decorated in chip paper No spa!! A very expensive night with parking costing £16 and this grubby room £143!! So awful we didn’t actually stay and drove home. Wouldn’t recommend at all

***DO NOT BOOK*** Poorly advertised. This hotel from the start was a disappointment and was advertised incorrectly. this was not a SPA. on arrival we were sent to another location, and told we have to pay additional fee to use the hot tub. The deluxe i upgraded to was tiny, just a little bigger than a double bed. The bathroom was not complete there were hole in the wall and under the sink. No personal cleaning products, shampoo soap etc.. now for a standard spa i would have expected soap at least. Then my main complaint is when we returned to the hotel at 2330 (i was not drinking due to an illness i feel it is important to point this out) we returned and the keyholder was jammed and we were unable to get the door key out. this locking us out of our room. i spent the next hour trying to find any assistance. i walked to the other hotel at midnight, no help. i called the hotels phone number with no luck then i called and messaged the whatsap from the hotel on call resource and nothing. Another guest came to assist and they could not unjam the lock. i was distraught and in the process of looking for another hotel when the lock unjammed over an hour later and we were able to get into our room. This was very upsetting for us. When i have been trying to contact the hotel for any acknowledgement they just sent a messaging saying they were sorry and there was no resource due to an incident earlier in the street. this is not my concern and if there was an incident in the street they should for our safety have informed the guests that they would not be available to help. i am now upset and want some compensation as this whole thing was managed appallingly. i will be providing a bad review and i will not recommend this hotel, their customer service was disgusting towards us

Dear god. I had one of the worst experiences here too. I’ve just read the reviews, and cant believe this place is still open. I booked on impulse without researching it. That young lass is still a receptionist there and yes, she is breathtakingly rude. However, we need to get in touch with the council. The laundry in bags piled up in the hallway on a bench in the front door is a fire hazard as it partially blocks the door. The door system is appalling both the front entry and bedroom door entry and we had to get that rude lass to come and open the door. They never explained to us it was a box with a key inside to open the bedroom. Yes our room number 5 was absolutely filthy too and the bed was broken. Looks nothing like the photos. No, we didn’t have toiletries either. Our net curtains had holes in and was the colour of tea they were so old unwashed and dirty. I found broken glass under our bed. This place is not covid safe and not fire safe either. I was the guest that attended and helped the guest leaving the review about not being able to get into her room late at night. It was an appalling situation and I am only sorry I didn't wake up earlier. There is absolutely no security and the CCTV cameras are definitely fake/unwatched/not working. They have also switched off the wifi and pretend its BT’s fault. So we couldn’t get online. The guest writing about his experience in his review about finding someone in his room is shocking. But probably standard for this hotel. Its not a hotel. Its some kind of hellish trap. By the way, this place cancelled my reservation AFTER I checked out so that I would loose my deposit and be unable to post a review on ***********. I’ve made a very serious fraud complaint to them and its currently under investigation. I have got the deposit back. This place is unsafe, dangerous and is breeching all kinds of security and fire certificates and regulations. Its filthy, hates its guests, makes fraudulent claims and defrauds you out of your money.

Arrived at the property with another 4 people standing outside who said they had been waiting a while and coudnt get access into the building. All the codes provided didn't work and the phone number for the hotel is out of use. We all wanted round to a few different buildings trying to make contact with the hotel and we're repeatedly told "good luck, this happens all the time". Eventually someone arrived and let us in the building. The person was rude, didn't apologise for the inconvenience caused and didn't really like. The room we were given was DISGUSTING. It hadn't been cleaned and the bathroom smelled really bad. There were no towels, the bed wasn't made and we decided to leave right away. Whilst we were leaving another couple we're also leaving as their door wouldn't lock and yet again we weren't able to phone or contact anyone at the hotel to let then know that we were leaving. Managed to book a nice B&B round the corner for the same price and the experience was night and day. They told us that they have people leaving the previous hotel all the time and there's a lot of horror stories.

I was contacted the night before and moved at the last minute with no means of speaking to anyone. They cited 'technical difficulties'. New location was over a mile from town, and pretty bad. Customer service really poor, hard to contact and once you do, no help. Avoid.

absolutely distrusting overall. When we arrived, we were held to ransom for £50 before we were aloud in- which we were not told about when booking. We still haven’t got that back and have been trying ever since. It took us half an hour (or more) to enter and staff were terrible to reach. Room was in poor state and no staff what so ever. No parking and had to pay £15 per day and drive round to find a place to park. The room also said it had sea-view, which it did not. Balcony was covered in bird poo and the window which you could get on the balcony with was awfully stiff. Overall, they scammed us with a large sum of money, robbed for our deposit, it was overpriced and would definitely never stay again. Don’t waste your money.

A few months ago, my daughter and her friend booked and paid for a room for 1 night as they had tickets for a local gig. They had also purchased return rail tickets from York. 24 hrs before they were due to arrive, they received a message to say their room was cancelled, as the hotel was closed! In the middle of peak season?? Reading the reviews, it was probably a blessing in disguise! I tried to ring several times but each time someone hung up. What a way to run a hospitality business! Such dreadful customer service.
