Just steps from the beach this condo has a balcony overlooking tropical garden This open floor plan studio has a second floor beachfront location with private entrance, and a balcony overlooking the garden. Our condominium is brand new with all new modern appliances.This studio has one spacious main room with a queen sized bed, air conditioning, and wireless internet. Daily maid service, linens, towels and purified water are included. There is a full kitchen with utensils, gas stove and oven, microwave, coffee maker and full size fridge. Everything you need to prepare a gourmet meal is provided. A beautiful infinity pool overlooking the ocean and the beach awaits you. This is a beachfront paradise. Whether you snorkel or dive just a few steps outside your door in Half Moon Bay (the snorkeling in front is incredible!) or take a leisurely walk to nearby Yal Ku Lagoon to swim with its abundant fish and sea turtles; or just want to take a quick dip in the pool between relaxed reading on the beach you’ll enjoy this conveniently located condominium in North Akumal on the Mayan Rivera. Nearby another excellent snorkeling opportunity awaits in Yal ku lagoon which is just a 5 minute walk away. Before you get to Yal ku you will pass Que Onda Italian restaurant serving fresh pasta, Italian specialties, fine wines and yummy deserts. A convenience store is located just up the street for last minute items. Farther south down the north Akumal road are more restaurants, convenience stores, La Buena Vida bar/restaurant and their dive shop, and finally the heart of Akumal at Akumal Bay. There you will find grocery stores, gift shops, Lol ha beach bar and restaurant, two dive shops, and of course, famous Akumal main beach. Both Akumal main beach and Half Moon Bay are famous for marine turtles who can usually be seen on any given snorkeling session. Nahil 12 Was Great Really enjoyed our stay at John and Liz’s wonderful place. Great communication by our hosts and addressed any issues/questions promptly. My only observation/request is that they consider obtaining a small Weber Bbq for their place as it would be the “icing on the cake” for their place!Kim

Always a Lovely Stay Nahil 12 is like a home away from home. It has everything we need: kitchen supplies, drinking water, lots of towels, comfortable bed, pool, beautiful beach, close to activity and dining options, walking distance to Yal-Kul lagoon and Netflix streaming!! We've been back several times and John Swenney has always provided fast feedback and service. We love it!

lovely studio with full kitchen We really enjoyed our third stay at Nahil #12! As always, the beach and the bay are amazing, weather was incredible, and the apartment has everything you need for a short to medium length stay. Plenty of beach towels, chairs, etc. We did have trouble with the shower to begin with as the water would keep cycling through scalding hot to freezing cold (it couldn't maintain a steady temp), but after turning the temperature all the way down at the boiler we were able to make it work fine. A couple of bits of info need updating in the booking info email, i.e The Green Eyes management office has moved location up the street and the back up wifi login info no longer works (the internet does come and go a bit... so if you are working remotely you might want to ensure you have international roaming and a hot spot set up). Shared pool and sun loungers down at the beach are lovely. We were a bit unlucky with having a very loud and inconsiderate family at another apartment dominating the pool area for a few days. They need to be reminded when they book that it's a shared pool and common area. Perhaps rent a private house if you need to blare music and shout all afternoon. Despite these few issues, the apartment is excellent, the location amazing, and all in all a very enjoyable vacation.

Amazing place to stay! My partner and I had an amazing stay here over new years! The home was very clean and comfortable and was the perfect size for us. We were in Akumal for 4 days but staying here really felt like staying at a home - it was lovely! We felt very safe in the home and walking around and Akumal. Any time we had a question or problem, John was incredibly responsive and helpful. For example, at one point we were having a small issue with the hot water, and John called someone to come and fix it immediately. I would stay here again and I recommend it!

Perfect for our peaceful pre-baby escape My husband and I have stayed in Akumal several times before this (in other rentals) and really loved our spot at Nahil this time. We are expecting a baby in 3 months and wanted to take some time to slow down and enjoy lots of snorkeling together. This place was a perfect fit: clean and quiet, with everything we needed to make our breakfasts and coffee in the morning (we also enjoyed a breakfast and a couple of lunches at the new Jungla Cafe nearby). We slept well, the bed was comfortable and access to the water was only a few steps away. We also appreciated that there were lots of hooks in the bathroom and outside for hanging our wet snorkeling gear. We love Akumal and were excited to see that it hadn’t changed drastically since our last trip 4 years ago! Although we were initially looking for an ocean view, the location on Nahil 12 in the back house was more peaceful and private than the units facing the ocean - we felt fortunate to be there and would definitely return for our next trip to Akumal.
