Tried to book a room on line at this location as there were vacancies on the date I wanted . I was intending to use a buy a gift voucher but I was told I had to e mail my request as it was a voucher. The next day I received a reply saying we have no vacancies even though the site still shows vacancies. However i wanted to stay there so I went on line and booked a room and entered my cc details instead of using the voucher. Hours later I received another e mail saying no vacancies again It’s nearly a week later and the sites still show vacancies. Very disappointed , very poor customer service.

I would describe this place as ‘no frills’ The decor is old and tired, the rooms are up a steep rickety staircase. Everything we needed was in the room but there was mould around the bath and cobwebs in every corner. The bed was very comfortable. The shower was poor and slow. The owner pesters everyone to pay cash or do a bank transfer which is annoying. The breakfast was tepid and tasteless and the sausages poor quality. Easy walk into town, and parking ( in very narrow bays) is available if you book early. Right at the top of its money (£338 for 3 nights) considering the Travelodge is only £261.97. The staff watched as we struggled downstairs with our bags and didn’t even open the door for us. As I say….no frills

Out of the hundred or so hotels we have stayed at since reviewing on TripAdvisor, have we come across a such disgraceful business practice. Booked 2 rooms some 3 months ago via Booking.cm, only to be informed 4 days to our stay that they have cancelled our booking due to 'previous customer had damaged the room and a plumber with a part required' (why both rooms?). The cancellation email had no name and was unsigned, no alternative accommodation suggestions or helpfulness was offered. We rung the guesthouse to confirm the email and to enquire about the 2nd room, where the person whom answered was very abupted stating they can't make any comments regarding cancelled bookings, this made the situation look very suspicious upholding our belief of a poorly run business. Previous reviewers from Tripadvisor have also had cancellations of bookings with differing reasons. Save the hasselment of having to seek out last minute availability, simply DON'T BOOK HERE.

We stayed here after reading the (mainly positive) reviews. This place is linked with the next door Park View (which we were unaware of beforehand) Consequently both hotels share the same dining areas. Room quite large with a big TV. but decor tired and bedding dated. Noise at night ‘til early hours from adjoining and upstairs rooms also the sound of running water heard from the outside so unable to open window. Very strange. Breakfast was adequate (but bland and uninspiring) with staff members constantly present. Annoyingly, when paying bill, told cash is preferred. Would we revisit? No. Would we recommend? Definitely not.

Stayed for three nights when visiting York and it was lovely. Staff were friendly, our room was great. I loved the breakfast but my partner would have liked muesli and yogurt. Carparking is available but only a few spaces.

Very nice guesthouse. Room was clean beds were comfortable. Breakfast was good. The owners were friendly and welcoming. Location was about 10 minute walk away from the city centre. Free parking is available which is a bonus. Will stay again.

This is a nice little guest house located a bit out of the city center opposite a cute park (if you stay there, go into the park and turn left and you'll see an interesting little garden). Pros: Room was very clean and tidy. Tea/coffee in the room, plus biscuits, plus candy at reception. Very nice full English breakfast available every day. They don't burn the toast! Polite, friendly staff. They aren't as extroverted/chatty as some B&B hosts, which you may think is a pro or a con depending on how chatty you are ;). They give great restaurant recommendations. Very fast wi-fi. Possibly the fastest and most stable wi-fi I have experienced...and I'm counting several convention hotels here. There are two routers so if one DID go down you could switch to the other easily. Cons: Plumbing is a little iffy. The very nice person serving breakfast had a perhaps slightly exaggerated opinion of his ability to memorize everyone's orders. Please write them down. We were asking for things to be left off and they got it wrong more than right, which is easily fixed. Things to know: The default egg preparation at breakfast is sunny side up, but they did do scrambled for other guests. I assume they would also do over easy or over hard if you wanted. This is a guest house, not a hotel. Like the majority of converted house guest houses, it is not wheelchair accessible. The room we were in was very small. The en suite was a closet. This is *normal* for this type of establishment, but sometimes shocks people who aren't used to them. However, unlike many, they had family rooms. I peeked into one and it would be comfortable for two adults and two children, but probably still has a small bathroom. It is a bit far from the city center. There is parking, but I do NOT recommend driving into central York. Ever. Unless you're disabled, just don't do it. That said, we had no issues with rowdy individuals on the walk. We did not check out the pub just down the road. Burton Villa is co-owned with Park View next door. Breakfast may be served in either. Be aware that Burton Villa's wi-fi does not extend into Park View. However, it's the better breakfast room because fish ;).

I booked this guest house for the 24/25 November to go to York xmas markets,i booked early in September as i know York gets busy at this time of year,i recieved an email on 1/11/22 telling me the booking was cancelled due to staff having to attend a wedding ? How the staff didnt know about this wedding in september when i booked is a mystery maybe it was a last minute wedding ,to summerise these people are very unprofessional and i wouldnt entertain booking this guest house, my advice avoid at all costs.

I note others have had the same problem. We booked directly on the B+B's own website and then subsequently got an email to say they did not in fact have space and could not accommodate us. One to avoid.
